Welcome to Dorsen Hospitality LLC (“Dorsen Hospitality”). Dorsen Hospitality provides turnkey hospitality and property management services to property owners (the “Clients”) and the individuals or other entities that rent their properties (the “Guests”) through third party booking platforms, as well as directly through, amongst other means, this website (collectively the “Service”). These terms of service, in conjunction with our privacy policy, govern your use of the Service and Properties (defined herein at Section 1) and form a legally binding contract between you (the “User”) and Dorsen Hospitality LLC regarding your use of the Service and Properties (the “Agreement”). In addition, your use of the Service and Properties is subject to all additional terms, policies, rules, guidelines, or instructions applicable to the Service or Properties that Dorsen Hospitality may post on, link to or from, or provide you with in writing, including but not limited to by email, text message or posted at or provided in the applicable Property (the “Additional Terms”), which are incorporated by reference into and made a part of this Agreement.

PLEASE READ THE FOLLOWING TERMS AND CONDITIONS CAREFULLY. BY CLICKING “I ACCEPT” OR WORDS SIMILAR, OR BY USING OR ACCESSING THE SERVICE OR PROPERTIES, YOU ACKNOWLEDGE AND AGREE THAT (1) YOU ARE INDICATING THAT YOU HAVE READ, UNDERSTAND AND AGREE TO COMPLY WITH AND BE BOUND BY THESE TERMS AS PUBLISHED FROM TIME TO TIME (2) YOU REPRESENT THAT YOU ARE OF LEGAL AGE AND NOT PROHIBITED BY LAW FROM ACCESSING OR USING THE SERVICES, (3) YOU AGREE TO BE BOUND BY THE TERMS OF OUR PRIVACY POLICY, WHICH EXPLAINS HOW WE USE YOUR PERSONAL INFORMATION, (4) YOU AGREE THAT YOU ARE IN COMPLIANCE WITH ALL APPLICABLE TERMS OF SERVICE FOR THIRD PARTY PLATFORMS RELATED TO YOUR USE OF THE SERVICES AND (5) YOU ARE IN COMPLIANCE WITH ALL LAWS AND REGULATIONS APPLICABLE TO YOU.

IF YOU ARE NOT ELIGIBLE, OR DO NOT AGREE TO BE BOUND BY THIS AGREEMENT, THEN YOU DO NOT HAVE OUR PERMISSION TO USE THE SERVICE OR PROPERTIES, AND YOUR USE OF THE SERVICE OR PROPERTIES CONSTITUTES AN AGREEMENT BETWEEN US AND YOU TO BE BOUND BY THIS AGREEMENT. THIS AGREEMENT, WHETHER IN WHOLE OR IN PART, IS NOT A LEASE OR RESIDENTIAL TENANCY AGREEMENT, AND DOES NOT COVER OR OTHERWISE TRANSFER ANY PROPERTY, LEGAL OR BENEFICIAL RIGHTS OR INTEREST IN REAL ESTATE TO YOU. YOU ARE NOT A TENANT OF, AND HAVE NOT BEEN GRANTED EXCLUSIVE POSSESSION OF, ANY OF THE PROPERTIES.

Section 1 Service Overview: Section 1.1 Guests: Dorsen Hospitality provides information on physical properties that we manage on behalf of our Clients (each a “Property” and collectively the “Properties”). You may use the Service to make legitimate reservations for certain Properties and to obtain our express permission for you to use said Property for a certain period of time, in all cases only in accordance with the terms and conditions of the Agreement, in conjunction with an agreement that you may make by using a 3rd party booking platform and, in some cases, as amended by any subsequent lease that you may execute with Dorsen Hospitality (the “Reservation”). For greater clarity, the Service includes services provided by Dorsen Hospitality in connection with your permitted use of the Properties, whether you reserve said Property directly from us or a 3rd party.

Section 1.2 Clients and Potential Clients: You are being provided with the Service in order to understand the hospitality and management services that Dorsen Hospitality provides and to access information regarding the same. Your use of the Service does not create an agreement between you and Dorsen Hospitality to provide you with hospitality and/or property management services. You must execute a separate agreement with Dorsen Hospitality to become a Client.

Section 2 Eligibility. You must be at least 18 years old to use the Service. By agreeing to this Agreement, you represent and warrant that you are fully able and competent to enter into this Agreement and have not been suspended or removed from the Service. You agree that your use will comply with this Agreement and all applicable laws, rules and regulations. If you are an organization, the individual accepting this Agreement on your behalf represents that they have authority to bind you.

Section 3 Accounts and Registration. You may be required to register for an account in order to use the Service. You agree that all information you provide is accurate and will be maintained as current.

Section 4 Provision of Identification and Fraud Prevention. For safety and fraud prevention purposes, we may require government-issued photo identification before or during your reservation. We may also conduct background or identity verification checks through third-party providers where permitted by law. You consent to such processing in accordance with our Privacy Policy.

Section 5 Reservations. A Reservation grants you a limited, revocable, non-transferable license to occupy the Booked Property for the Period of Occupancy only. No tenancy or property interest is created. A Reservation is not binding until confirmed and payment is received.

Section 6 Fees and Payments. Section 6.1 Payment Timing: Full payment is required no later than fourteen (14) days prior to the reservation start date. Section 6.2 Processing Fee: A 3.5% credit card processing fee may apply. Section 6.3 Authorization: You authorize Dorsen Hospitality to charge your payment method for all applicable fees, taxes, and charges. Section 6.4 Cancellation: If cancelled more than 14 days prior to arrival, a full refund will be issued. If cancelled 14 days or less prior to arrival, no refund will be issued. Any exceptions are at the sole discretion of Dorsen Hospitality. Section 6.5 Third Party Platforms: Additional cancellation policies may apply when booking through third-party platforms. Section 6.6 Delinquent Accounts: Failure to pay may result in suspension or termination of access and collection action.

Section 7 Consent to Electronic Communications and SMS. By using the Service, you consent to receive communications from Dorsen Hospitality, including SMS messages. These may include booking confirmations, reservation reminders, and service updates. Message frequency varies. Message and data rates may apply. You may opt out at any time by replying STOP. Reply HELP for assistance. Consent is not a condition of purchase. We do not sell or share your phone number for marketing purposes.

Section 8 Limited License to Booked Property. Subject to this Agreement, you are granted a limited, revocable license to occupy the Property during the Period of Occupancy. We reserve the right to enter the Property for maintenance, safety, emergency, legal compliance, or guest support purposes.

Section 9 Restrictions and Responsibilities. You agree not to use the Service or Properties for unlawful purposes, fraudulent activity, subleasing, hazardous conduct, or violation of house rules. You are responsible for the conduct of all occupants and guests.

Section 10 Safety Appliances. Properties may include security cameras in common areas, noise monitoring devices, and safety equipment. Tampering is prohibited.

Section 11 Damaged Property. You are responsible for any damage caused by you or your guests. We may charge your payment method for repair or replacement costs after providing notice.

Section 12 Investigation and Prosecution. We may investigate violations and cooperate with law enforcement authorities.

Section 13 Proprietary Rights. All materials, content, and intellectual property are owned by Dorsen Hospitality or its licensors.

Section 14 User Content. You grant Dorsen Hospitality a worldwide, royalty-free license to use any reviews or content you submit.

Section 16 Modification of Agreement. We may modify this Agreement at any time. Continued use constitutes acceptance.

Section 17 Termination. We may terminate or suspend access at any time.

Section 18 Modification of Service. We may modify or discontinue the Service at any time.

Section 19 Indemnification. You agree to indemnify and hold harmless Dorsen Hospitality from claims arising from your use of the Service or Properties.

Section 20 Disclaimers. The Service is provided “AS IS” without warranties.

Section 21 Limitation of Liability. Liability is limited to the greater of $250 or amounts paid in the past 12 months. No liability for indirect or consequential damages.

Section 22 No Class Actions. Claims must be brought individually.

Section 23 Entire Agreement. This Agreement and Privacy Policy constitute the entire agreement.

Section 24 Assignment. We may assign this Agreement freely. You may not assign it without consent.

Section 25 No Waiver. Failure to enforce does not waive rights.

Section 26 Severability. If any provision is invalid, the rest remains enforceable.

Section 27 Governing Law. This Agreement is governed by the laws of the State of Georgia.

Section 28 Force Majeure. We are not liable for events beyond our control.
